a little prayer to the logic gods...

hey, if you've got 'em for fertility and rain and all, I bet there are some for logic, too.

please help me figure out which one of these is best.

goodness gracious.

so, we went to look at the houses again last night. and to look at one new one. and I like ALL three.

orange kitchen.

doesn't have the same appeal at night. still digging the layout, like the kitchen and the garden tub. I realized my open shelving that I enjoy so much would not have a home in this place. at least not in the kitchen. I could perhaps use one part of it, but even then, it's pushing it. the colors are still awesome, but I think the orange is too dark at night. it has LOTS of visitor parking right outside of it on the cul-de-sac. it does not have a microwave over the oven. the HOAs are high. they are landscaping behind what would be my home. it is an interior unit, which means lower utilities.

the one with the garden and the built in bookcase.

this one I saw for the first time yesterday. it is cute and functional, and has some nice "homey" touches. it has been on the market for A LONG TIME (like 6 months). it is on a cul-de-sac in a slightly odd location. not bad, just kind of tucked away. it is a short jaunt to my work, the closest to matt's work and a similar drive to church. farther from the grocery, though. the backyard is SHORT and sloped (so no beer pong, no bocce) but it has a garden built in and the person next to it has AMAZING roses. I would want a wood floor added to this one, I think. and to paint the door and shutters green (not a fan of cranberry) for visitor parking, every other spot is not reserved--but that doesn't mean they are empty. HOAs are the lowest. no fireplace. microwave included. no fridge, washer or dryer will convey. there is no built-in outside storage.

the newest one.

initially I'd written this one off. the living room was too big, I thought, unless you put two tables in it, and I thought that would look dumb. now I'm thinking about putting my open shelving in the kitchen with a bar or a two-person pub table. it's an end unit, everything conveys, the backyard doesn't have much privacy but it's more open than the one with the garden. it is closer to a major street, which is good and bad. there are 9 visitor spots in the complex, and they're all down the road. medium HOAs. has microwave. better layout than I thought initially.

decisions, decisions. eh, whatev. I'm going to get ready for matt's soccer game now. but anyway, this is my newest dilemma. they are ALL good. hmmmm....

My vote is actually the third one. Here's why:

1) End unit townhouses are always easier to sell later than middle ones.

2) It looks bigger than the other ones, and more space could be handy.

3) Although it obviously wasn't staged as well as the others, once you paint the walls, it won't look nearly as bland as it does now, and I think it could end up looking better than the rest after you give it the Carrie touch.

...the built-in bookshelf in the other one is really nice, though. [sigh]

I like orange kitchen, but the third one is just a fraction behind. :)

I like the first one the most, with the second one just behind it. It seems like you might be able to offer something really low on the 2nd one since it's been on the market for awhile to pay for brand-new beautiful appliances. Good luck!
